Seaside commuter town gets new neighbourhood aimed at first-time buyers

A new development in a south-eastern seaside town is offering first-time buyers and London commuters access to the housing market.

Southern Housing is making significant strides in the regeneration of Shoreham-by-Sea with the launch of Wharf Twenty One, a residential development offering 169 homes through a shared ownership scheme aimed at assisting local residents and first-time buyers.

The initiative offers affordable entry points with deposits starting at under £3,281 for one-bedroom apartments and £4,116 for two-bedroom units.

Monthly payments begin at £906 and £1,125 respectively, providing an accessible path to homeownership in a unique waterside location that blends the town’s historical character with modern living amenities.

Situated on a 3.5-acre riverside site along the River Adur, Wharf Twenty One is a vital element of a broader regeneration programme to convert the former commercial port into an urban neighbourhood.

The scheme integrates new housing alongside employment opportunities, cafés, and restaurants, fostering a vibrant and sustainable community atmosphere.

By 2031, the vision for Shoreham Harbour is to develop into a thriving waterfront district with sustainable, mixed-use spaces that support local economic growth and enhance community well-being.

Things to do in Shoreham-by-Sea

While the new housing scheme marks a significant milestone, the town boasts an array of leisure activities and attractions that highlight its natural beauty, rich history, and lively cultural scene.

Offering tranquil, pebble-lined stretches, Shoreham Beach is perfect for coastal walks, beachcombing, and birdwatching, and its peaceful atmosphere appeals to those seeking a serene seaside experience away from the busier neighbouring beaches like Brighton and Worthing.

The adjacent River Adur invites fishing, kayaking, and riverside strolls along historic towpaths leading to Shoreham Harbour and Lancing, promoting outdoor recreation and scenic exploration. The Shoreham Tollbridge, a Grade II listed pedestrian and cycle bridge, provides picturesque views over the Adur estuary.

Transport links in Shoreham-by-Sea

Shoreham-by-Sea railway station is served by Southern Rail services, which offer direct routes to Brighton, Portsmouth and Southsea, Southampton, Chichester and London Victoria.

Trains depart for London Victoria every half an hour and the journey takes an hour and a quarter, making it an attractive option for commuters working in a hybrid role in the capital.

Wharf Twenty One is a ten-minute walk from Shoreham-by-Sea railway station, and also has access to major transport routes including the A27 and A283, which link residents effortlessly to Brighton, Worthing, and London.

Jane Williams, head of sales at Southern Housing, detailed the benefits of the shared ownership scheme, which enables buyers to purchase a share of their property while paying rent on the remainder, thereby significantly reducing initial financial outlay and ongoing monthly costs.

She said: ‘Wharf Twenty One is an opportunity for first-time buyers to get onto the property ladder in a rare riverside location that balances heritage with modern living.’

Wharf Twenty One forms part of the wider Shoreham Harbour Regeneration initiative, a collaborative effort between Brighton & Hove City Council, Adur & Worthing Council, West Sussex County Council, and Shoreham Port Authority.

Collectively, these developments signify a transformative period for Shoreham-by-Sea, marking its evolution from a predominantly commercial port into a modern waterfront community.
