Nestled on the cusp of Greater London and Kent, Swanley is increasingly recognised as a favourable yet often overlooked commuter town.

Despite its London postcode under Bromley (BR8), the town itself belongs to the Sevenoaks district in Kent, offering a unique blend of suburban convenience and countryside charm.

Though some locals feel the town is run down in parts, its quick transport links and affordable property prices relative to the capital make it an attractive option for many commuters.

And from historic Roman villas and ancient woodlands to vibrant parks and community events, Swanley offers a wealth of activities that suit all interests, extending its appeal beyond transport and affordability.

Things to do in Swanley

Just a short drive from the town lies Lullingstone Country Park, a 460-acre green space that provides a rich natural retreat for residents.

The town’s railway station, positioned on the Chatham Main Line and managed by Southeastern, provides rapid train journeys – approximately 25 minutes to London Bridge and 30 minutes to London Victoria.

Recent upgrades costing around £5.5 million have improved station facilities, reinforcing Swanley’s status within Transport for London’s Zone 8 fare boundary.

Other routes connect Swanley to nearby towns including Orpington and Sevenoaks, further enhancing its accessibility.

According to data from Rightmove, the average property price in Swanley is approximately£421,655.

This figure is notably more affordable compared to the London average price of £656,692, representing a saving of about £235,000 for prospective buyers.

The majority of properties sold in Swanley during the last year were semi-detached, for an average price of £453,640.

Terraced homes sold for an average of £373,516, with detached properties fetching £549,166.

This affordability, combined with its direct links to Central London, makes Swanley an attractive option for those seeking to balance proximity to the capital with more affordable housing costs.

What locals say about Swanley

Despite Swanley’s convenient transport links and relatively low house prices, locals’ opinions of the area are mixed.

In the subreddit r/Kent, several users shared that they find Swanley to be ‘rough’ or ‘run down’.

One wrote: ‘There’s not much in Swanley it’s a bit run down in the town; although you’ve got a big Asda and Lidl in the town and some other basic stuff which is convenient; and High Firs area is literally on the very edge of some beautiful countryside so you’ll be very close to green spaces.’

‘It’s a boring place, so you’ll have to make your own entertainment,’ commented another, while a third pointed out: ‘Everywhere affordable has rough bits’.

But one user, who was moving to Swanley after visiting the town several times, was more optimistic.

They said: ‘The countryside walks are perfect for us, and the train line into London is super convenient for my commute. Swanley Park is amazing for our kids — so much space to run around and play!

‘Plus, having Bluewater just a 15-minute drive away is a huge bonus. Can’t wait to start this new chapter here!’
